The Queensland Development Code Mandatory Part 6.1 (MP6.1) establishes the legal requirements for the service and maintenance of prescribed fire installations within QLD. In summary, all prescribed fire installations must be maintained in accordance with Australian Standard 1851-2012 to meet the requirements of MP6.1. This maintenance must be carried out by a suitably qualified and appropriately QBCC licensed contractor, to ensure the rigorous standards can be attained.
QDC MP6.1 requires that an Annual Occupier’s Statement be produced for each environment, providing authorities with what is essentially a one page, high level summary of the maintenance activities that have occurred over the preceding 12 month period. The document must summarise the maintenance standard that was attained, and whether any serious defects have accrued over the relevant period.
The Annual Occupier’s Statement applies equally to Landlords and tenants in all buildings – essentially if you have any fire installations that you are responsible for servicing, you must compile and lodge an Annual Occupier’s Statement with the QFES every 12 months. To do this, you must source and evaluate the appropriate records from each incumbent service provider.
